Warehouse or distribution center available for rent in Belgium.
Updated: 6 days ago
Many logistics platforms and distribution centers, available for rental or custom-built, are accessible in Belgium.

Warehouse, distribution centre or build-to-suit?
A standard warehouse suits storage activities with predictable inbound and outbound flows. A distribution centre requires more docks, circulation space, dispatch areas and capacity to handle frequent vehicle movements. Build-to-suit becomes relevant when ceiling height, floor load, temperature control, automation or security cannot be met in an existing building. Define the operational process before searching, because the cheapest building may require expensive adaptations.
Choose the location around the transport plan
The right Belgian location depends on where suppliers, customers and employees are based. Access to motorways matters for regional and international distribution, but the last kilometres can determine delivery reliability. Check restrictions for heavy vehicles, congestion at shift changes, public transport for staff and the availability of parking. A site visit with the transport manager often reveals constraints that do not appear in a property brochure.
Technical specifications to verify
Confirm clear height, floor loading, column spacing, dock dimensions, ground-level doors, yard depth and turning radius. Review fire compartmentation, sprinklers, power capacity, lighting, roof condition and the possibility of installing solar panels or charging points. For food, pharmaceutical or sensitive goods, temperature stability, hygiene zoning and permits require particular attention. Ask for plans and recent technical reports before committing to detailed negotiations.
Calculate the total logistics occupancy cost
Compare more than annual rent. Include service charges, property tax where applicable, energy, security, maintenance, insurance, fit-out and the cost of correcting technical deficiencies. Transport mileage and staff accessibility can outweigh a small rental difference. Model at least two activity scenarios so that the chosen site remains workable if volumes increase or the distribution pattern changes.
Lease and expansion points
Clarify the term, break options, indexation, maintenance responsibilities and reinstatement obligations. Confirm whether outdoor storage, signage, weekend activity and vehicle charging are permitted. If growth is expected, examine neighbouring units, extension potential and the process for adding space. These points should appear in the offer and draft agreement rather than relying on an informal understanding.
