Start with the customer and their journey
The right retail location depends on the concept. Visibility, footfall, neighbouring businesses, pedestrian or car access and ease of delivery do not carry the same weight for a shop, a service business or a restaurant.
Check the layout and constraints
Frontage width, unit depth, storage, extraction, electrical capacity, toilets and accessibility may determine whether the project is viable. Check these points before planning the fit-out.
Calculate a realistic setup budget
Beyond rent or purchase price, include service charges, taxes, guarantees, works, signage and equipment. A complete view lets you compare opportunities without underestimating what it will take to open.
Is footfall enough to assess a location?
No. You also need to consider who passes by, when, in which direction and with what intent. A match with your target customers matters more than the raw number of passers-by.
What should you check before committing?
The permitted use, technical constraints, contractual terms and feasibility of any works should be clarified in light of the planned activity.
For a lease, weigh these criteria against the commitment period, works payable by the tenant and the full cost of occupancy.
