Low costs are a key factor in the region's appeal. Rents in this peripheral area are significantly lower than in the center of Brussels, with an average of €200/m²/year in Diegem versus €265 to €400/m² in the capital. Although public transport links are limited, the possibility of building parking spaces at a lower cost is a major advantage. As a result, this area accounts for 20% of transactions despite representing only 12% of the national office stock, while other outlying areas, such as Vilvoorde, are struggling to attract tenants.
